VOLPE

MIT aims to create a dynamic mixed-use center in Kendall Square through this historic opportunity to redevelop the Volpe parcel. The Institute will build on the Cambridge community’s extensive urban planning and visioning efforts to advance a plan that connects the neighborhood with new open space, pedestrian links, housing, retail, and science and innovation space.

As the Project Architect for this project, I was responsible to develop the drawings form SD to CD phase for the 3-level garage, under the footprint of 6 towers (C1-3 & R1-R3), beside the  BIM coordination between 6 designer teams who were working on towers above the grade.

The overall project began with a lengthy bidding process, after which the GSA selected MIT as its partner to construct the new federal building. The building opened in September 2023 and features conference rooms, laboratories, offices, open workspaces, specialized building hangars, a day care center, and a unique public art space created by renowned designer and sculptor Maya Lin. Currently targeting LEED Platinum certification, the building is expected to use less than half the energy of a traditional building, due to sustainability components including triple-paned glass, heat recovery chillers, electric vehicle chargers, a rainwater reclamation and reuse system, and a rooftop solar array.

MIT's plan for the remaining 10 acres of the Volpe site was approved in 2021 by the Cambridge Planning Board after a robust community engagement process. Consistent with the zoning passed by the City Council in 2017, the proposed development includes nearly 3 million square feet of space providing retail and restaurants, market-rate and affordable housing units, a community center, and science and innovation facilities. The vibrant, mixed-use center will also provide pedestrian links and publicly-accessible open space, including a large park at the corner of Third Street and Broadway, a linear park adjacent to Sixth Street/Loughrey Way, a park adjacent to the community center, and a pocket park on Binney Street.

EAST OFBROADWAY

Encore is proposing a phased development on the east side of Broadway in Everett, MA that includes an expanded gaming space, a theater, entertainment venues, two hotels, food and beverage facilities, retail facilities, a warehouse support facility, three parking garages, and a pedestrian bridge across Broadway. A Supplemental Draft Environmental Impact Report on the full project has been submitted to the MEPA Office of the Executive Office of Energy and Environmental Affairs and is currently under review.

I was part of the production team and as a Project Architect, I develop the interior details and aided the  coordination process.

project narrative

The first phase of this project is currently under consideration by the Massachusetts Gaming Commission. This phase includes a 999-seat theater, 200-seat comedy club, 18,700 square foot gaming area (202 gaming positions), approximately 50,700 square feet of food and beverage space, a 3,092-space parking garage and approximately 12,500 square foot pedestrian bridge over Broadway.
